Need a full property inspection? A scout visit is not a substitute for one. We can help arrange an inspection with a licensed architect if you would like a professional assessment of the property's structure and condition.

Who goes: an independent local scout, not the seller's agent, so the person reporting back is not paid more if you buy.

We arrange a local visit to walk the house, open the shutters, clear the post box and photograph what has changed since the last check.

What is in it

  • Written up in English inside five days

Four visits a year is $299, which works out at $75 a visit. Damp goes for the tatami first, and replacing it runs about 5,000 to 20,000 yen a mat.

Japan tightened its earthquake code in June 1981. Which side of that date your house falls on moves a renovation budget more than almost anything else. The licensed architect sets and quotes their own fee directly. We name the architect and any interpreter before you book, then write up what was agreed.

Full project coordination is separate. Scheduling, payments, site visits and progress reporting are quoted after you choose the contractor and the final scope is known. Japanese contractors do the building; any interpreting is identified and quoted before work starts.

Why it is quoted and not priced: a house that already has hard-wired alarms is a different job from one that needs the wiring pulled through. You get the number before anything starts.

The starting price covers one booking channel. Additional eligible channels are quoted after we check the property's licence and operating setup. Photography and travel are also quoted separately. Ongoing guest and property management is a separate regulated service contracted directly with a registered operator.

Questions people ask first

How does the property purchase work?
We help you choose the area, find and compare homes, check the important property details and keep the process moving in English. Our licensed partner negotiates with the seller, explains the contract and handles the purchase. A judicial scrivener registers the title, and a licensed architect completes any structural inspection you order.
Do I need to be in Japan for any of this?
No. Every service on this page is built for someone who is not in the country. That is the whole point of it.
Do you cover my prefecture?
Tell us where the house is and we will confirm coverage and travel costs before you pay. If we cannot provide the service responsibly in that area, we will say so.
How quickly can somebody actually get there?
It depends on how far from a city the house is. Ask, and the quote comes back with a real date on it rather than a promise.
Can you help before I have bought anything?
Yes, and it is usually the better time to ask. The Area Check and the scout visit both exist for people still deciding. If you want an agent and a full search, that is the Japan Property Path.
Do you file visa paperwork?
No. Visa filing is regulated work in Japan and belongs to a gyoseishoshi or another authorized professional. Our relocation services help you understand the routes, organize the work and prepare the questions you need answered.
What if I just want to ask something first?
